Permits have been filed for a seven-story apartment building at 169 Beach 115th Street in Far Rockaway, Queens. Located between Ocean Promenade and Rockaway Beach Boulevard, the interior lot is one block south of the Rockaway Park-Beach 116 Street subway station, serviced by the A and S trains. Matthew Safos of Shelter Realty Corp is listed as the owner behind the applications.
The proposed 70-foot-tall development will yield 39,187 square feet, with 31,764 square feet designated for residential space. The building will have 46 residences, most likely rentals based on the average unit scope of 690 square feet. The concrete-based structure will also have a 30-foot-long rear yard.
T.F. Cusanelli and Filletti Architects is responsible for the design.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
