Permits have been filed for a seven-story apartment building at 169 Beach 115th Street in Far Rockaway, Queens. Located between Ocean Promenade and Rockaway Beach Boulevard, the interior lot is one block south of the Rockaway Park-Beach 116 Street subway station, serviced by the A and S trains. Matthew Safos of Shelter Realty Corp is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 39,187 square feet, with 31,764 square feet designated for residential space. The building will have 46 residences, most likely rentals based on the average unit scope of 690 square feet. The concrete-based structure will also have a 30-foot-long rear yard.

T.F. Cusanelli and Filletti Architects is responsible for the design.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  1. I only need about 200 square feet.

The neighborhood is not Far Rockaway (even though it comes up that way with a simple zip code search). It is most definitely Rockaway Park and, in fact, is immediately adjacent to the “downtown” of Rockaway Park, B 116th Street. Please correct this – thanks.

  3. Rockaway Park is miles away from Far Rockaway

  4. Correct, I personally get tired of the general public calling the entire Rockaway’s (Far Rockaway). The area has a long history that needs to be recognized. Better research please.

Yes adjacent to the new shelter on beach 116 street.were there has been influx of vagrant shelters and undesirables the city meeds to place.
16 is the boarder between the red light district and the part of town were most would like to live but are not tolerated unless you are caucasion!! The buffer zone as we call it in the military.unfortunatly even those south of there are in slow steady gentrification..
