Permits have been filed for a 12-story mixed-use building at 1998 Second Avenue in East Harlem, Manhattan. Located on the corner of East 103rd Street and Second Avenue, the lot is two blocks east of the 103rd Street subway station, serviced by the 6 train. Peter Fine of Bolivar Development is listed as the owner behind the applications. He purchased the almost-full-block property for $28.5 million last year.
The proposed 125-foot-tall development will yield 355,559 square feet, with 341,596 square feet designated for residential space, 12,868 square feet for commercial use, and 1,095 square feet for community facilities. The building will have 185 residences, with an average unit scope of 1,846 square feet. The steel-based structure will also have a cellar.

Most of the site is vacant, however demolition permits have not yet been filed for the building on the corner. An estimated completion date has not been announced.
