Permits have been filed for a 14-story mixed-use building at 243 East 125th Street in East Harlem, Manhattan. Located at the intersection of Second Avenue and East 125th Street, the lot is near the 125th Street subway station, served by the 4, 5, and 6 trains. Kristin Miller of East Harlem MEC Parcel C LP is listed as the owner behind the applications.
The proposed 150-foot-tall development will yield 740,011 square feet, with 647,714 square feet designated for residential space, 81,583 square feet for commercial space, and 10,714 square feet for commercial space. The building will have 828 residences, most likely rentals based on the average unit scope of 782 square feet. The steel-based structure will also have a cellar, 65 open parking spaces, and 65 enclosed parking spaces.
Paul Carr of S9 Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is now vacant. An estimated completion date has not been announced.

Mamdani needs to upzone this corridor ASAP. These new developments are woefully undersized considering the infrastructure investment that’s coming.
Agreed and these parcels are going quick. By the time a rezoning would be complete here Mamdani would be in a second term or gone. And this area just got a rezoning in 2017 so it’s not a priority candidate. Prime location for very large towers.
125th is ripe for development, especially when the new subway stations open.
This location gets 14 stories near an express station with the 4, 5, and 6 trains plus Metro North. Should have been double the height at least along this corridor.
And forgot to mention SAS phase 2 which will swing west in phase 3. This area is prime for huge buildings. See 3000 John F. Kennedy Boulevard in Journal Square, Jersey City.
Seriously! Clinton Hill/BedStuy are getting similarly sized towers next to local C-train stations!
I was going to make this same comparison. 18+ story towers are quickly becoming the norm on Atlantic Avenue. It’s surprising that in Manhattan we aren’t going for double height buildings given that it is the densest borough.
828 units is impressive no matter what and this site isn’t very pleasant with all the traffic from the nearby bridge ramps. Let’s hope it’s a nice design as Harlem deserves it. The subway here won’t open for at least 10 years.
This site isn’t pleasant? This is a city. Bridge ramps is easy access to transportation. Very convenient with metro north nearby and the building will be around for 100+ years, so 10 years isn’t a lot of time.

You can do better, YIMBY. East Harlem MEC is part of the NYC Economic Development Corporation. This is going to be mostly “affordable” rentals.
