Today YIMBY has the reveal for The Rowan, a new ground-up condominium project coming to 21-21 31st Street, in the Ditmars section of Astoria, Queens. Designed by New York City’s DXA Studio, The building will feature a terraced massing of light gray masonry that rests above a glass-encased retail base.
The structure will top-off at six stories, with 46 individual units within. Residences include studio, single-, two-, and three-bedroom units that range in size from approximately 425 to 1,857 square feet.
Each residence will arrive stocked with high-end amenities and about half of the collection will include private outdoor space. The penthouse units will include large private terraces, oversized windows, and direct views of the Manhattan skyline. Future occupants will also have access to a fitness center, a resident’s lounge with both indoor and outdoor areas, a library with direct access to the building’s “sensory garden,” a children’s playroom, a soundproof music practice room, a pet spa, and storage facilities for both packages and bicycles. A landscaped roof deck serves as the building’s crowning amenity and includes an outdoor kitchen and BBQ station, dining areas, and private cabanas.

Construction is ongoing and expected to wrap by 2020. Sales will launch this fall, with prices expected to range from $495,000 to $2.15 million.

It is one of New York City’s best neighborhoods, because it has kept out developers of “luxury condos” for so long.
Will amenities include parking? If there is parking, where will entrance be?Pool?-cabanas were mentioned in description. When will model be available? Also are floor plans available?
I think it looks great. We need better retail on that stretch of 31st Street past Ditmars other than cheap furniture and dollar stores.
