Permits have been filed for a six-story mixed-use building at 1463 New York Avenue in East Flatbush, Brooklyn. Located between Foster Avenue and Farragut Road, the lot is close to the Newkirk Avenue subway station, serviced by the 2 and 5 trains. Eugene Khody of Balanced Living Development is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 17,255 square feet, with 11,985 square feet designated for residential space and 1,293 square feet for community facilities. The building will have 17 residences, most likely rentals based on the average unit scope of 705 square feet. The masonry-based structure will also have a cellar and a 35-foot-long rear yard.

Panagiotis Vikatos of Vikatos Architect is listed as the architect of record.

Demolition permits were filed in June. An estimated completion date has not been announced.
