Permits have been filed for a seven-story mixed-use building at 499 Concord Avenue in Mott Haven, The Bronx. Located between East 147th Street and East 149th Street, the lot is near the East 149th Street subway station, serviced by the 6 train. Moses Freund under the LIC Hotel Property MH, LLC is listed as the owner behind the applications.
The proposed 75-foot-tall development will yield 23,632 square feet, with 17,145 square feet designated for residential space and 3,016 square feet for community facility space. The building will have 26 residences, most likely rentals based on the average unit scope of 659 square feet. The concrete-based structure will also have a cellar and eight enclosed parking spaces.
S. Weider Architect is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
