Two sets of permits were filed this past week for 2455 Third Avenue in Mott Haven, The Bronx. One is for a 24-story mixed-use building and the other for a 23-story residential building. Located between East 134th Street and East 135th Street, the lot is near the 3 Avenue-138 Street subway station, serviced by the 6 train. Artimus NYC is listed as the owner behind the applications.

The proposed plans filed on December 26 call for a 210-foot-tall development yielding 135,440 square feet on a 7,015 square-foot lot, with 98,926 square feet designated for residential space, 2,723 square feet for commercial space, and 516 square feet for community facility space. The building would have a cellar, 65 enclosed parking spaces, and 139 residences, most likely rentals based on the average unit scope of 711 square feet.

Permits filed a day later on December 27 include details for a 210-foot-tall structure yielding 132,782 square feet on a 9,718 square-foot lot, with 95,122 square feet designated for residential space. Components would include a 30-foot-long rear yard, 54 enclosed parking spaces, and 135 residences, most likely rentals based on the average unit scope of 704 square feet.

It is unclear if these are two separate buildings on the same lot.

Jeremy Singer of Woods Bagot is listed as the architect of record on both permit filings.

Demolition permits were filed in April 2019. An estimated completion date has not been announced.

  1. Good density. Can’t wait for the render. These buildings are going to do a lot for peoples first perception coming into the Bronx from the FDR.

  2. Excited but wish there were more condominiums for purchase In the area. Currently there is only the Joinery and it is too limited. Doorman building is a preference.

    • Agreed. The Joinery sold out pretty quickly – so demand is there. It’s good there is more market rate apartments in that area – but overall it still needs more ownership opportunities

    • That is not the area you want to have a Condo in??? NYCHA projects are not that far from this building. There are “drug treatment centers” in the area as well. No sane individual would want to purchase anything in the area and having a doorman is laughable.

    I love the housing for middle and upper income people for the area which is over saturated with low income housing. But, those parking spaces, we have enough public transit. People need to sell their cars and stop being the cause of all the traffic in the city.

  4. Can’t wait to see this project come out of the ground. An exciting location in what’s become a hot spot along the waterfront.
