25 Park Row Prepares For Anticipated Spring Debut in the Financial District

Work is nearing completion at 25 Park Row, a 702-foot-tall mixed-use skyscraper in the Financial District. Designed by COOKFOX Architects and developed by L+M Development Partners along with the family behind J&R Music World, the 50-story building will contain 110 residences marketed by Corcoran Sunshine Marketing Group, as well as commercial space handled by Cushman & Wakefield.

All of the windows have now been installed on the northern elevation near the top of the skyscraper. The glass paneling distinguishes the division between the building’s interiors and the rounded outdoor terraces on the corner of every floor plate above the roofline of 15 Park Row and No. 33 Park Row.

Work on the crown is complete and the construction crane has been fully disassembled. Only the exterior hoist is still attached along the backside of the reinforced concrete superstructure, but should come down once interior work is finished.

The only exterior work awaiting completion is at the ground level. Tenants will have 60,000 square feet of divisible rentable office and retail space and a separate lobby from the residential portion. The first, second, third, and fourth floors of 25 Park Row come with 20 linear feet of street frontage, floor-to-ceiling glass windows, and upper- and lower-level space. Retail occupants get shared elevator access and the ability to add elevators and escalators upon request. Future office tenants reach their space via a private lobby with 18-foot-high ceilings, floor-to-ceiling windows, and two passenger elevators.

25 Park Row is part of the ongoing revitalization of Park Row and the residential boom in Lower Manhattan. This is the tallest structure to be built on the historic block, which was once known as Newspaper Row and featured two of New York’s earliest skyscrapers: the 260-foot-tall New York Tribune Building, designed by Richard Morris Hunt and built in 1874, and the 309-foot-tall New York World Building.

25 Park Row is expected to open this spring.

  1. Nice building..respects it’s neighbors. I saw an old postcard of #15 ,next door, stating it was “the tallest building in the world”
