RockFarmer Properties has launched sales at The Rowan, a new condominium building in Astoria, Queens. The property is located at 21-21 31st Street and is expected to be in full operation by the end of this year. The six-story structure, designed by DXA Studio, is outfitted in light gray brick masonry set above a 210-foot-long glass retail base.

Residences within the building range from studios to three-bedroom units ranging in size from 425 to 1,857 square feet. Each will offer seven-inch white oak flooring throughout, oversized windows, and pre-wiring for Fios cable and high-speed internet. Approximately 50 percent of the residences will also include private outdoor space.

Occupants will have access to a range of amenities including a fitness center, a lounge with attached outdoor space, dining areas, a children’s playroom, soundproof music practice rooms, a pet spa, and storage area for bicycles and general items. A landscaped roof deck will include grilling stations and private cabanas.

The base of the building will house an automated 96-vehicle parking garage powered by U-tron, a proprietary system designed by the Unitronics Corporation. The system utilizes AI to learn residents’ driving habits, such as the times they typically leave each morning, to deliver vehicles faster over time. Users will also be able to hail their vehicles using a smartphone app.

The ground floor of the building will also include 23,000 square feet of retail space including a grocery.

“The quality of design and construction, unique luxury amenities, and location make it an incredible value when compared to Manhattan, Long Island City, and parts of prime Brooklyn,” said Stephen Kliegerman, president of Halstead Development Marketing. “There are only a few projects on the market today that have seen such a strong response ahead of a sales launch, a feat unto itself. In fact, demand was so high that we needed to move up our pre-sales timeline to accommodate interested buyers.”

The Rowan’s sales gallery is located nearby at 29-21 21st Avenue. Prospective buyers have the opportunity to preview a 3D model of the building and use an interactive sales tool to select their residence. Visitors can also view a built-out kitchen, living room, and bathrooms, preview finishes, and see the building’s dramatic oversized windows first-hand.

Homes are priced from $695,000 to $2,495,000. According to a statement from RockFarmer Properties, more than 1,500 buyers have expressed interest in purchasing at The Rowan since launching its teaser site earlier this year.
