Permits have been filed for a six-story hotel building at 634 86th Street in Bay Ridge, Brooklyn. Located at the intersection of Battery Avenue and 86th Street, the corner lot is a short walk west to the 86th Street subway station, serviced by the R train. Xiaojun Chen under the Sunshine Brooklyn LLC is listed as the owner behind the applications.

The proposed 66-foot-tall development will yield 38,100 square feet, with 26,900 square feet designated for commercial space. The building will have 76 rooms, with an average unit scope of 353 square feet. The concrete-based structure will also have a cellar, a 20-foot-long rear yard, and eight enclosed parking spaces.

Wu Chen of JWC Architect Engineer is listed as the architect of record.

Demolition permits were filed in June of last year. An estimated completion date has not been announced.

  1. Hmm another money laundering project from an OTB that will become a welfare hotel in short order. Hope the developer gets the coronavirus.

  2. Always get a nervous feeling when the architect has engineering in their name.

  3. Someone said this is going to be homeless shelter is this correct. If yes I thought they was going to build a school across the street from your site and a shelter would be dangerous for kids and this community

  4. Eight parking spots for 76 rooms? Deny the permit.

  5. The new term for homeless shelters these days is “Hotel”. Not even motel.
