Located between Flatbush Avenue and Bedford Avenue, the interior lot is a short walk to the Parkside Avenue subway station, serviced by the Q train. Bluejay Management under the 45 Lenox Partners LLC is listed as the owner behind the applications.
The proposed 85-foot-tall development will yield 49,969 square feet, with 32,600 square feet designated for residential space and 356 square feet for community facility space. The building will have 43 residences, most likely rentals based on the average unit scope of 758 square feet. The masonry-based structure will also have a cellar, a 30-foot-long rear yard, and 12 enclosed parking spaces.
