The affordable housing lottery has launched for 2605 Snyder Avenue, a seven-story mixed-use building in Flatbush, Brooklyn. Designed by S. Wieder Architect and developed by Anshel Friedman of Artist Construction LLC, the structure yields 62 residences. Available on NYC Housing Connect are 19 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $117,360 to $218,010.
Amenities include bike storage lockers, gym, recreation room, package lockers, a shared laundry room, pet-friendly policies, and a rooftop terrace. Units come equipped with air conditioning, dishwashers, name-brand kitchen countertops and finishes, and patios or balconies. Residents are responsible for electricity.
At 130 percent of the AMI, there are four studios with a monthly rent of $3,423 for incomes ranging from $117,360 to $161,590; five one-bedrooms with a monthly rent of $3,661 for incomes ranging from $125,520 to $181,740; and ten two-bedrooms with a monthly rent of $4,376 for incomes ranging from $150,035 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 3, 2025.
