Permits have been filed for a four-story residential building at 763 Park Avenue in Bedford-Stuyvesant, Brooklyn. Located at the intersection of Park Avenue and Delmonico Place, the corner lot is within walking distance of the Flushing Avenue subway station, serviced by the J and M trains. Joel Jakobowitz under the P36 LLC is listed as the owner behind the applications.
The proposed 51-foot-tall development will yield 7,252 square feet, with 5,344 square feet designated for residential space. The building will have eight residences, most likely rentals based on the average unit scope of 668 square feet. The steel-based structure will also have a cellar and a 10-foot-long rear yard, but no accessory parking.
S. Wieder Architect is listed as the architect of record.
Demolition permits have not been filed yet for the two-story family home. An estimated completion date has not been announced.
