Construction has officially topped out at The Bedford, a new 13-story affordable housing development in the Bedford Park section of The Bronx. The property is located at 211 East 203rd Street and will eventually contain 108 rental apartment units.

From development partners Housing and Services Inc. and Robert Sanborn Development, the building will offer a mix of Affordable Independent Residences for Seniors (AIRS), supportive, and affordable family housing. The mix of layouts will include 68 studios, 21 one-bedrooms, and 19 two-bedroom units. According to the project team, the newly constructed building will be home to 66 homeless individuals and 41 low- to moderate-income households.

On-site amenities will include a community room, multiple lounge areas, a learning center with computers, a library, on-site laundry facilities, and a bike room. Occupants will also have access to a landscaped rear yard and a roof terrace.

The structure is also designed to LEED-Platinum standards. This will include photovoltaic solar panels, high-efficiency HVAC systems, a high-efficiency hot-water system, LED lighting throughout the property, Energy-Star appliances, green roofs, and more.

The façade also incorporates a high-performance window system to help improve temperature management. Elsewhere, the exterior incorporates understated gray brick and lightly hued cladding.

“We wanted to reference and embrace the architectural heritage of the Grand Concourse around the corner,” said Fernando Villa, principal, Magnusson Architecture and Planning, which served as lead architect on the project. “So we included subtle designs in the brick of the exterior walls. At the same time, we also used newer materials and a more modern aesthetic, so you have a stylistic transition from old to new.”

When complete, the building will comprise approximately 90,000 square feet. The project team has not confirmed an anticipated date of completion.
