Permits have been filed for two two-story residential buildings at 172-54 and 172-58 Brocher Road in Jamaica‘s sub-neighborhood of St. Albans. Located at the intersection of Brocher Road and Merrill Street, the adjacent lots are closest to the LIRR St. Albans station, serviced by the Babylon and West Hempstead lines. Ryan Pedram of 1330 Teller NY Corp. is listed as the owner behind the applications.
The proposed 28-foot-tall developments will yield 3,295 square feet apiece, with 2,196 square feet designated for residential space. The buildings will each have two residences, most likely condos based on the average unit scope of 1,098 square feet. The wood-based structures will also have cellars, one parking space apiece, and 30-foot-long rear yards.
Sion Consulting Engineering is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
