Curtain Wall Installation Progresses at 799 Broadway in Greenwich Village

Façade installation is making progress at 799 Broadway, a 12-story office building in Greenwich Village. Designed by Perkins + Will and developed by Columbia Property Trust, the 182-foot-tall project will yield 180,000 square feet of commercial space marketed by JLL. The corner lot is located at the intersection of Broadway and East 11th Street, and was purchased by Normandy Real Estate Partners and Ares Management in 2016 for $101 million. Early work required the demolition of several low-rise structures before excavation and construction of the new edifice could begin.

Recent photos show the degree of progress that has occurred on the curtain wall since our last update in July. Most of the lower two floors is now clad in the floor-to-ceiling glass and white metal paneling.

The metal clips for the cladding appear to be in place on the perimeter of all of the floor plates, awaiting further installation. The mechanical hoist remains attached to the northern elevation of the superstructure.

The southern wall is being covered with floor-to-ceiling metal stud walls and gypsum boards before receiving the final exterior treatment.

A subtle design detail that wasn’t apparent in the renderings is how the white metal panels between the glass angle outward slightly. The angle of each seems to vary by level.

Landscaped outdoor terraces will be positioned atop the numerous setbacks, with some stretching the entire length of the building from east to west. The northern elevation has the widest span of the complex and has an evenly tiered profile, while the eastern side that faces Broadway and Grace Church features the signature angled cuts and corners that make 799 Broadway stand out among the neighborhood and its historic structures. The roof parapet matches the general architectural height of most of the neighboring buildings, but its position across from the open land surrounding Grace Church will permit it ample morning light exposure year round.

799 Broadway is on pace to finish and open sometime in 2021. A finalized completion date has not been announced.

    The erection of this building required the demolition of the St. Denis Hotel, where Alexander Graham Bell demonstrated the telephone.
