Developed by Happy Living Development and designed by Issac & Stern Architects, the building yields a total 84 rentals in a mix of studios, one-, two-, and three-bedroom units. Available on NYC Housing Connect are the 34 apartments for residents at 130 percent of the area median income, ranging in eligible income from $65,143 to $183,300.
Amenities include a virtual doorman, concierge, common area Wi-Fi, gym with spa and yoga room, a party room, business center, dog run and green space, a rooftop terrace, storage, bike storage lockers, and a garage. Homes will have in-unit washer/dryers, energy-efficient appliances, designer finishes, and hardwood floors. The building will also have 2,000 square feet of ground-floor community facility space for medical offices.
At 130 percent of the AMI, there are 18 affordable studios with a $1,900 monthly rent for incomes ranging from $65,143 to $118,300; 13 one-bedrooms with a $2,200 monthly rent for incomes ranging from $75,429 to $133,120; two two-bedrooms with a $2,500 monthly rent for incomes ranging from $85,715 to $159,640, and one three-bedroom with a $2,950 monthly rent for income ranging from $121,029 to $183,300. Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 8, 2021.

Seriously. These used to be actual affordable apartments. People who really need AFFORDABLE housing have fewer and fewer options. I don’t understand how these companies are getting tax breaks for this ish.
