A new mixed-use affordable housing property could soon break ground at 261 Walton Avenue in Mott Haven, The Bronx following review by the Department of City Planning. The proposals specify 208,849 square feet of built-up area that would support 206 rental apartments, ground-floor retail, and a cellar-level parking garage for 12 vehicles.

The irregularly shaped lot at 261 Walton Avenue is currently occupied by a six-story self-storage facility. If approved by the Department of Buildings, this structure would be demolished and replaced by the proposed project.

The developer responsible for the property is listed as Mott Haven Gateway LLC with Dattner Architects attributed as architect of record.

The residential component will span just under 209,000 square feet. A total of 51 units or 25 percent of available inventory will be reserved for households at 60 percent area median income (AMI). The remaining units will be reserved for households at 80 percent AMI. When complete, the property is expected to accommodate 599 residents.

The specific mix of residential floor plans available to prospective renters has not yet been announced.

The ground-floor retail space will occupy 19,000 square feet. It is unclear if the retail component will be broken up for multiple businesses or if it will be retained for one tenant.

Following review of an Environmental Assessment Statement coordinated by VHB Engineering, the Department of City Planning has determined that the proposed development will not result in any significant adverse effects on the surrounding area. Construction is expected to last 24 months and could be completed as early as 2023.

    – Given the proposed floor plans show 2 separate commercial spaces, separated by the residential lobby I suspect they are planning for the space to be broken up.

  2. Also, the last photo appears to be a massing of the 70′ tall ‘No Action’ alternative and not the ‘With Action’ alternative which is 124′ tall.

  11. Air quality must be horrible. I drive by there twice a day and it must be the single most heavily trafficked intersection in the Bronx. Traffic is always at a stand still day and night. Not to mention the noise pollution. Very convenient location tho

  13. Yes, should be a lot taller than 124 ft. A prime waterfront location should be at least 250-300 ft.
