New renderings from Node Architecture reveal a seven-story multifamily residential building at 781 Elsmere Place in East Tremont, The Bronx.
The structure will eventually comprise 23,562 square feet and replace a three-story residential property and an associated parking lot. The mix of units will include four studio apartments and 21 one-bedrooms.
The first floor will house a residential lobby with access to a communal laundry room and parking facilities. The partially enclosed facility is designed to accommodate up to eight vehicles and 13 bicycles. On the seventh floor, residents will have access to a shared roof terrace.
The renderings depict a contemporary take on a classic design, with a massing consisting of two volumes with staggered roof heights. The façade appears to be composed of light gray masonry or cementitious material, and the grid of windows is surrounded by dark gray accenting. Dark-colored cornices cap the building.
To improve the structure’s air tightness and overall energy performance, the design team has incorporated interior thermal insulation, double-glazed windows, and energy efficient lighting systems.
Lulzim Leguci is listed as the current property owner of construction permits submitted to the Department of Buildings, established under the entity 781-783 Elsmere LLC. Leguci has not gone on record to confirm a project schedule for the development.

“ Four studio apartments and 21 one-bedrooms”, in other words this building will be rented by the city and they will move homeless men in. Anyway why is it that the new Bronx buildings don’t have floor to ceiling windows? Is this only reserved for the wealthy? Floor to ceiling windows, are very therapeutic. All the new construction I see in the Bronx contain these horrid, claustrophobic, old looking windows! Come on developers get with the 21st century! Everyone could use some floor to ceiling windows!
Floor to ceiling windows are energy inefficient and you will be seeing less of them as the energy code gets stricter. There is no real benefit to having glass below 3′ or so anyway.
