Occupancy has begun for 77 Charlton, a new condominium building at 77 Charlton Street in Hudson Square, Manhattan. Designed by S9 Architecture and developed by Toll Brothers City Living, the property comprises two 15-story volumes, each set above a private courtyard, and yields 164 units available in studio to three-bedroom layouts. Select homes also include private outdoor space.
In addition to the manicured courtyard, residents will have access to an indoor pool and spa with infrared sauna, steam and treatment rooms, a fitness center, a communal lounge, a screening room, a pet spa, and a children’s playroom. The 14th floor “Sky Lounge” crowns the building and features outdoor seating, dining area, and views of the surrounding skyline.
The building also offers a 24/7 attended lobby and private storage units.
“It’s a proud day for our team to complete this beautiful building on schedule, despite the many challenges of the past year,” said David Von Spreckelsen, group president of Toll Brothers City Living. “We’re pleased to open the doors and begin to welcome our homeowners to 77 Charlton for the first time, as well as welcome potential buyers to view our stunning model residences.”
Each home is carefully appointed by INC Architecture & Design, which selected a natural palette of colors and materials for each residence. This includes oak flooring, cabinets, and bathroom vanities, texture marble, and natural stone countertops.
Prices range from $995,000 through $5,495,000, with sales and marketing offered exclusively by Toll Brothers City Living.

$1,100,000.00 for a studio, and no place to put your clothes, linens or a vacuum cleaner.
Am I crazy or is what NY Developers build really unreasonable…..do the architects even try?
There are 2 closets in that floorpan, albeit smaller ones. And with sleeping space and a small balcony, is that really outlandish by current NY standards? I looked at other floor plans, and the 3-bedroom seems extremely well laid out. Considering it’s a brand new building, I don’t think they are an outlier at all.
