Affordable Housing Lottery Launches for 1325 Jerome Avenue in Mount Eden, The Bronx

The affordable housing lottery has launched for Jerome Avenue Residences, a 21-story mixed-use building at 1325 Jerome Avenue in Mount Eden, The Bronx. The development is designed by GF55 Partners and developed by The Doe Fund. Available on NYC Housing Connect are 101 units for residents at 40 to 60 percent of the area median income (AMI), ranging in eligible income from $25,200 to $88,800.

Residential amenities include bike storage lockers, a shared laundry room, storage, a recreation room, an outdoor terrace, and a community center. A percentage of units will go to community board residents and New York City employees.

At 40 percent of the AMI, there is one one-bedroom with a $652 monthly rent for incomes ranging from $25,200 to $42,960; two one-bedrooms with a $724 monthly rent for incomes ranging from $27,669 to $42,960; two two-bedrooms with a $792 monthly rent for incomes ranging from $30,892 to 51,560; and three three-bedrooms with a $1,003 monthly rent for incomes ranging from $39,052 to $59,200.

At 50 percent of the AMI, there are seven one-bedrooms with a $920 monthly rent for incomes ranging from $34,389 to $53,700; three two-bedrooms with a $1,103 monthly rent for incomes ranging from $41,555 to $64,450; and three three-bedrooms with a $1,274 monthly rent for incomes ranging from $48,343 to $74,000.

At 60 percent of the AMI, there are three one-bedrooms with a $1,043 monthly rent for incomes ranging from $38,606 to $64,440; 22 one-bedrooms with a $1,115 monthly rent for incomes ranging from $41,075 to $64,440; eight two-bedrooms with a $1,262 monthly rent for incomes ranging from $47,006 to $77,340; 26 two-bedrooms with a $1,338 monthly rent for incomes ranging from $49,612 to $77,340; and 12 three-bedrooms with a $1,546 monthly rent for incomes ranging from $57,669 to $88,800.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 13, 2021.

    • You’re not going to get a studio with three adults.

      And, besides: this isn’t the place to advertise for one.

  2. The reason why this “affordable housing” has no picture is because it sit immediately adjacent to an El structure, and the very busy #4 Train. Not a good selling point.

  3. The monthly cost of a 2 bedroom is more than my co-op in Flushing that includes utilities. Facing eh #4 train sounds like fun at night.

    Some programs from the city should do some math and instead pays 937.00 for a shelter were the conditions are critically start paying 627.00 for an studio at least to those people who deserves at least because of the time playing and insults people intelligent.
