Zero Irving Nears Completion at 124 East 14th Street in Union Square, Manhattan

Work is nearing completion on Zero Irving, a 21-story mixed-use building at 124 East 14th Street in Union Square. Designed by Davis Brody Bond and developed by RAL Development, as well as financial partners Junius Real Estate Partners and Suffolk Construction, the 176,000-square-foot edifice stands topped out and will open as an affordable and market-rate office building for technology firms with a range of amenities. Zero Irving is located along East 14th Street between Broadway to the west and Third Avenue to the east. Leasing is now underway with JLL as the exclusive marketing agent.

The glass and metal façade has progressed with more of the reflective curtain wall panels installed along the ground floor along East 14th Street. The canopy atop the open-air rooftop terrace space is now free of scaffolding and we can see how the sunlight punctures through the numerous rectangular openings in the sloped surface. A secondary terrace is located on the 13th-floor setback.

The main section awaiting completion is the stacked double-height atrium spaces on the western half of the superstructure, each painted a different color, an eye-catching part of the design that will be even more emphasized when it’s illuminated at nighttime.

Office amenities at Zero Irving include a triple-level training center, a tech incubator, co-working spaces, an event space, and a 10,000-square-foot food hall managed by Urbanspace. YIMBY last reported that the top 14 floors will offer room for market-rate office space, while the lower floors of the structure will contain affordable office space for smaller companies, and that the New York City Economic Development Corporation expects this project to create over 550 permanent jobs. The developers are also aiming for LEED Certification.

Zero Irving is anticipated to be finished sometime later this year.
