Construction Breaks Ground at 1515 Surf Avenue in Coney Island

Construction is now underway at 1515 Surf Avenue, a forthcoming rental property on the waterfront edge of Coney Island, Brooklyn. Developed by LCOR, the building will top out at 16 stories with a mix of residential and retail components.

Designed by Studio V Architecture, the massing of the structure will incorporate recessed balconies, gently undulating corners, and a large set back volume above the seventh floor which will support an expansive multi-level pool deck. The facade will be constructed of gray and tan brick, exposed concrete columns, prefabricated concrete cladding, and a floor-to-ceiling punched window system outside the residential volume.

When complete the property will contain 461 rental units. Permits filed with New York City’s Department of Buildings in December 2020 specified a total of 139 affordable units, but did not specify how the apartments will be marketed, nor how deeply affordable the apartments will be priced.

In addition to the pool deck, amenities will include an indoor gym, multiple tenant lounges, co-working spaces, an indoor basketball and handball court, and accessory off-street parking. In total, the development includes over 20,000 square feet of outdoor area.

The retail component will occupy 11,000 square feet of ground-floor area.

      The devil is in the details….anytime these kinds of “affordable apartments” come on the market, its usually set to 130 percent of AMI, which immediately makes a mockery of the concept! Usually, the cheapest one is a studio needing a 67K annual salary, which would place it beyond a couple with both earning a “livable wage” of $15/hr!
