100% Affordable Housing Property for Seniors Debuts at 40 Debevoise Street in Williamsburg, Brooklyn

Debevoise Senior Housing, a 100-percent affordable housing property for senior residents, opened this week in Williamsburg, Brooklyn. The new property is located at 40 Debevoise Street and was developed in partnership by The Arker Companies, New York City’s Department of Housing Preservation and Development (HPD), and the Jewish Association Serving the Aging (JASA).

Designed by Aufgang Architects, the eight-story building comprises roughly 55,000 square feet and houses 64 apartments plus a single unit for a live-in superintendent. Each apartment has an open concept with large windows that overlook an outdoor community space. On the second floor, there is a common recreation center with direct access to a large outdoor terrace. Additional amenities include an on-site laundry facility, a recreation room, and bike storage area.

The building also houses a 500-square-foot community facility and 6,603 square feet of retail space on the ground floor.

JASA will provide onsite social services that include care coordination, benefit and entitlement assistance, crisis intervention, recreational and health promotion activities, and health literacy educational programs.

All 64 rental apartments will be set aside for seniors, including 20 units for formerly homeless seniors. Available floor plans include 46 studios and 19 one-bedrooms. Income levels are capped for those making up to 50 percent area median income (AMI), which equates $53,700 annually for a family of three. The apartments are also covered by a project-based section 8 contract where tenants will pay a maximum 30 percent of their income toward rent.

Debevoise Senior Housing was financed through the City’s Voluntary Inclusionary Housing program and the Senior Affordable Rental Apartments program, which provides housing for families with at least one member who is 62 years of age or older.
