Richard Bienenfeld Architects has revealed a collection of new renderings for 840 Lorimer Street, a ten-story development in Greenpoint, Brooklyn, now under review by the Department of City Planning. From local developer Shabsi Parnes, the proposed building would comprise a lower-level retail component, office space, 74 rental apartments, and a parking garage designed to accommodate 30 vehicles.

Renderings from the architect show a seven-story glass volume perched above a three-story red brick podium. The proposed building will wrap around an existing three-story property with two floors of residential area and a ground-floor diner.

According to proposals, a total of 15 apartments would be designated as affordable housing units and permanently set aside for households at or below 80 percent area median income (AMI).

The commercial area would occupy a total of 31,377 square feet. This includes approximately 10,450 square feet of ground-floor retail and 21,000 square feet of office space. At this phase of development, it is unclear how the retail space will be activated, nor if any companies have expressed interest in the forthcoming office space.

Before the project can break ground, the Department of City Planning will need to approve zoning map and text amendments to permit the construction of a mixed-use residential property that exceeds currently allowable density, as well as use-type.

If approved, a total of three buildings will be demolished to make room for the new development. Proposals specify 18 months of construction and full-completion by 2023.

    Tear down the old. Build new to appear to be old with new added above. This sham is an unfortunate utter mess.

  3. what a disgrace , tear down and demolish old buildings for glass cubes atop a fake new brick bottom.
    Why do we have zing laws if City Planning allows every greedy developer to change their current zoning to build these pieces of crap
