Permits have been filed for a 29-story mixed-use building at 75 Dekalb Avenue in Fort Greene, Brooklyn. Located at the intersection of Flatbush Avenue and Dekalb Avenue, the lot is steps from the Dekalb Avenue subway station, serviced by the B, Q, and R trains. The property is owned by Long Island University, but RXR Realty under the LIU PII Developer TRS LLC is listed as the owner behind the applications.
The proposed 348-foot-tall development will yield 288,849 square feet, with 242,868 square feet designated for residential space and 45,981 square feet for community facility space. The building will have 275 residences, most likely rentals based on the average unit scope of 883 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, two commercial loading berths, and 198 enclosed parking spaces.
Perkins Eastman is listed as the architect of record. RXR Realty also teamed up with Perkins Eastman for the neighboring The Willoughby, a 34-story mixed-use building at 196 Willoughby Street on the Long Island University campus.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

That’s a photo of the old Brooklyn Paramount Theater. That’s NOT the building that is being demolished.
So wait they’re going to get rid of that little green plaza and build a building there? That’s a shame as there is so little green along flatbush. I’m all for more building but seems like the tradeoff here (other than the millions that will rightly flow to LIU) might not be worth it.
I don’t think this is right. Obviously the theater is not getting demolished. This is what happens when your blog contributors have zero local knowledge. However, there is the surface parking lot at DeKalb and Ashland place around the corner on the same block that is just screaming to be developed and that looks like it’s part of the LIU campus.
Ugh, Perkins Eastman hasn’t done anything interesting in years.

the new building is filed as 75 dekalb and would replace the garage on dekalb next to the parking lot on the corner of dekalb and ashland. the ZD is on dob now. i’d post it here if this janky commenting application allowed for attachments.
Thank you! Curious that they would develop the garage before the parking lot. Hopefully the latter is part of this or will be developed separately later on.
I think that Brooklyn Hospital controls that parking lot and it will be developed eventually as part of their master plan.
