The affordable housing lottery has launched for 320 West 135th Street, a nine-story mixed-use building in Harlem, Manhattan. Designed by AQC Architect and Elod Studio with David Jimenez as architect of record, and developed by Rafael Santandreu, the structure yields 17 residences. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $90,858 to $167,570.

Units come equipped with washers and dryers, dishwashers, air conditioning, nine-foot ceiling spans, natural white oak floors, white Calcutta quartz countertops, Krion backsplash, Italian millwork, Bosch and Miele appliances, patios or balconies, and are pre-wired for phone, cable, and high-speed internet through Verizon Fios. Additional amenities include package lockers and green rooftop space. Tenants are responsible for electric heat and cooking gas.

At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $2,650 for incomes ranging from $90,858 to $139,620 and three two-bedrooms with a monthly rent of $3,332 for incomes ranging from $114,240 to $167,570.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 29, 2022.

  2. I remember passing this site and wondering how a working building could be squeezed in there.

  3. The base doesn’t look anything like the rendering. It’s just cheap blonde brick. The NYCT should have worked with this developer to enclose the street stairs into the ground floor because as it looks now the ground floor is mostly useless.

      Is it 🤔 ME ????? That clearly read,, eligibility income start at 90,000,167,00,, and the rent for 1- bedroom rent starting at 2,000,, And you call that affordable housing????

    This is NOT affordable housing!! My grandma can not afford a place anywhere on her SS check and you build these saying it’s affordable…shame on you. Hell I cannot afford this either. People need real “affordable” housing especially for the seniors and elderly.
