The affordable housing lottery has launched for 90 Sands Street, a 30-story mixed-use building in DUMBO, Brooklyn. Designed by Beyer Blinder Belle and developed by Breaking Ground, the conversion will yield 491 residences. Available on NYC Housing Connect are 185 units for residents at 30 to 120 percent of the area median income (AMI), ranging in eligible income from $18,412 to $128,880.

Amenities include a 24-hour attended lobby, security camera system throughout, an on-site resident manager, laundry room, multi-purpose room for community events and meetings, a digital library, a fitness center, and a plaza space for public use at the corner of Sands and Jay Streets. All utilities, including heating and electricity, are included in the rent. The Center for Urban Community Services will provide on-site social services to residents including medical care, mental health services, employment readiness, and benefits counseling.

At 30 percent of the AMI, there are nine studios with a monthly rent of $537 for incomes ranging from $18,412 to $28,650. At 40 percent of the AMI, there are nine studios with a monthly rent of $736 for incomes ranging from $25,235 to $38,200. At 60 percent of the AMI, there are 14 studios with a monthly rent of $1,134 for incomes ranging from $38,880 to $57,300 and four one-bedrooms with a monthly rent of $1,215 for incomes ranging from $41,658 to $64,440. At 100 percent of the AMI, there are 44 studios with a monthly rent of $1,592 for incomes ranging from $54,583 to $95,500 and 55 one-bedrooms with a monthly rent of $1,706 for incomes ranging from $58,492 to $107,400. At 120 percent of the AMI, there are 22 studios with a monthly rent of $1,990 for incomes ranging from $68,229 to $114,600 and 28 one-bedrooms with a monthly rent of $2,132 for incomes ranging from $73,098 to $128,880.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 2, 2022.
