Sigma Computing has committed to leasing space at Zero Irving, a 21-story technology hub under construction at 124 East 14th Street in Union Square. Designed by Davis Brody Bond and developed by RAL Development and Junius Real Estate Partners, the building will offer a mix of space for affordable and market-rate offices, tech incubators, co-working suites, and training centers.

Represented by Newmark in the lease transaction, Sigma’s office will occupy 15,500 square feet on the building’s ninth floor. Additional tenants include Melio, a leading B2B payments platform for small businesses, which inked a 25,000-square-foot, two-floor office space last year.
The 21-story building features a glass and metal façade with a large setback above the 13th floor that supports an open-air terrace. The top 14 floors offer market-rate office space, while the lower floors contain affordable office space for small companies, a triple-level training center, a tech incubator, co-working spaces, an event space, and a 10,000-square-foot food hall managed by Urbanspace. The entire structure spans 176,000 square feet.

Construction topped out in September 2020, and exterior work is now nearing completion. The building will most likely be completed by the end of the year.

End of the year? It’d be nice if we could get the full sidewalk on 14th Street back sooner. The shed and pedestrian space around this building are really too narrow given the pedestrian volumes here lately.
