Permits have been filed for a six-story mixed-use building at 811 45th Street in Sunset Park, Brooklyn. Located between Eighth and Ninth Avenues, the lot is near the 9th Avenue subway station, serviced by the D train. Cun Chen of 811 Tower LLC is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 26,887 square feet, with 16,646 square feet designated for residential space, 5,743 square feet for community facility space, and 4,497 square feet for commercial space. The building will have 23 residences, most likely rentals based on the average unit scope of 723 square feet. The concrete-based structure will also have a cellar, a 30-foot-long rear yard, and 12 enclosed parking spaces.

S. M. Tam Architect is listed as the architect of record.

Demolition permits were filed in June 2021 for the two-story building on the site. An estimated completion date has not been announced.

    Tear down the two stories and build out of context crap with cheap materials and cheap non inion labor off the street
