Developers Reveal Sculpture at Front & York at 85 Jay Street in DUMBO, Brooklyn

Front & York, a mixed-use residential property at 85 Jay Street in DUMBO, Brooklyn, is now home to a 12-foot sculpture designed by Morris Adjmi Architects. Weighing approximately 2,000 pounds, the sculpture sits on the corner of Front and Jay Streets and is aptly titled “Ampersand.”

Front & York was completed in May 2021, led by developers CIM Group and LIVWRK. The 1.1-million-square-foot building was also designed by Morris Adjmi Architects and comprises 408 condominiums.

Positioned within Front & York’s extended, 30-foot-long sidewalk, Ampersand design and placement was meant to help solidify the plaza-like pedestrian experience surrounding the development and provide a point of reference at the intersection of Front and Jay Streets. The font of the sculpture is derived from classic sans-serif typefaces and was modified by Morris Adjmi Architects’ design team to add sculptural volume.

The sculpture was constructed in Brooklyn by New Project, a custom fabrication studio based in Sunset Park.

“We have an incredible canvas with our extended sidewalks around Front & York and wanted to share something with the community that would give people an opportunity to connect with one another and celebrate their surroundings,” said principal of investments of CIM Group Jason Schreiber. “Ampersand is a fun, eye-catching new addition to DUMBO and we’re excited to see it become part of the rich fabric of the neighborhood.”

The building’s amenity package occupies more than 100,000 square feet and includes a rooftop swimming pool and sun deck, a game room with billiards and a large screen console, a terrace lounge with an outdoor fireplace, an indoor lounge, and Life Time Fitness’ 77,000-square-foot Brooklyn flagship. The new gym houses an indoor pool, a full-service spa, a full-size basketball court, multiple studios for small-group instruction, and a café.

The building’s central courtyard functions as a private outdoor park, the largest ever completed in Brooklyn. Designed by Michael Van Valkenburg Associates, the 23,000-square-foot park features landscaped gardens, trees, shaded seating and lounge space, and meandering paths.

Residents and owners also have access to a 660-vehicle attended parking garage.

Sales at Front & York launched in September 2019 with current availability ranging from $1.075 million for a one-bedroom home to $4.595 million for a three-bedroom penthouse.
