Permits have been filed for a six-story mixed-use building at 104-30 Jamaica Avenue in Richmond Hill, Queens. Located between 104th Street and 107th Street, the lot is one block east of the 104th Street subway station, serviced by the J and Z trains. William Li of TW Real Properties Inc. is listed as the owner behind the applications.
The proposed 60-foot-tall development will yield 8,986 square feet, with 8,042 square feet designated for residential space and 943 square feet for commercial space. The building will have 10 residences, most likely rentals based on the average unit scope of 804 square feet. The steel-based structure will also have a cellar and a 47-foot-long rear yard.
Xiaohong Zhao of Ameriland Brook LLC is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
