Permits have been filed for a ten-story affordable housing building at 242 East 106th Street in East Harlem, Manhattan. Located between Second and Third Avenues, the lot is near the 103rd Street subway station, serviced by the 6 train. Ascendant Neighborhood Development is listed as the owner behind the applicants and will be developing the site with The Community Builders.
The proposed 99-foot-tall development will be known as The Beacon and will yield 25,476 square feet designated for community facility space. The structure will comprise 250 affordable housing units with 75 homes, or 30 percent, set aside for households that have experienced homelessness. The new residential building will be constructed at the back of the existing East Harlem Multi-Service Center, which will be renovated and expanded, with space to host nonprofit organizations serving East Harlem. Additional components include space for after-school programming, a new atrium, green space, and the “Wagner Walk” path connecting the residential building to the multi-service facility. The concrete-based structure will also have a cellar.
Martin H. Kapell is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

Each unit will be 102 square feet? Really?
