Timbale Terrace Receives Final Approval In East Harlem, Manhattan

Timbale Terrace, an affordable housing development in East Harlem, Manhattan, has received final approval and will now advance to construction financing. The project is a partnership among Mega Group Development, the Lantern Organization, and the New York City Department of Housing Preservation and Development, and will be built on an underutilized City-owned parking lot on Park Avenue between 118th and 119th Streets.

When complete, the development plans to boast 341 units, 97 of which will be designated as supportive housing. The development intends to cater to families as well as young adults, with 35 percent of the units being two- and three-bedroom apartments.

Timbale Terrace will yield 19 stories and include space for social services, a fitness center, community gatherings, and rooftop terraces. It intends to utilize Passive House Design. Notably, it will set aside 20,000 square feet of ground-floor commercial space for the Casa Belongó Music and Arts Center, a new home for the Afro Latin Jazz Alliance.

We applaud the inclusion of 97 apartments for our most marginalized New Yorkers including at-risk youth, as well as 244 affordable apartments,” said Pascale Leone, executive director, Supportive Housing Network of New York. “It is the addition of the Afro-Latin Music Center – a unique arts education and performance space — that makes this development so exceptional, and will make the building a destination. All three of these components are critically needed at a time when quality affordable housing in New York City is at an all-time low, homelessness is at an all-time high and the ever-present need to celebrate East Harlem’s deep and unique musical roots is especially urgent. What a tremendous win for the community and all the innovative partners who helped bring this development to fruition.”

    This is a traditional building. It might be nicer if there was a stringcourse or molding between the two brick colors.

  4. Great looking building and an all around great project. I, for one, like the sound of trains going by. If I am not mistaken, they don’t do any screeching along this stretch, they just rumble by, which can be soothing when you get used to it.

  7. It is too bad buildings like this are not legal everywhere in Manhattan. It is a very simple yet solid design and a good scale.
