96+Broadway Nears Completion at 2551 Broadway, On Manhattan’s Upper West Side

Exterior work is nearing completion on 96+Broadway, a 22-story residential building at 2551-2555 Broadway on Manhattan’s Upper West Side. Designed by Thomas Juul-Hansen with Stephen B. Jacobs Group as the architect of record and developed by Paragon JV Properties III, the 276,578-square-foot structure will yield 130 residences averaging 1,660 square feet apiece as well as 9,080 square feet of ground-floor retail space. Leeding Builders Group is the general contractor for the property, which is located at the corner of Broadway and West 96th Street, directly adjacent to the 96th Street subway station servicing the 1, 2, and 3 trains.

Since our last update in late May, the black netting and scaffolding that covered the upper floors above the setbacks has been removed, revealing the completed façade. Only a small section of the southern elevation is wrapping up, where workers are painting the blank concrete wall white. A grid of narrow windows lines this side of the building, contrasting with the dense network of industrial-style windows with black mullions that makes up the rest of the fenestration.

Some work is also finishing up on the western profile, which is completely blank and in the process of being finished with light gray paneling. The ground-floor retail frontage is almost complete, and new signage is placed across the sidewalk scaffolding that promotes the new property name. We can expect to see the sidewalks finished closer to the end of the year, with interior work not too far behind.

      I’m under medical again with high temperature, and infected on my stomach with serious vomited. For public views to the needs of beautiful residential building, I think the structure seeks an active color, and it could get enough to show work not casually as permanence of its name: Thanks to Michael Young.

  3. If I were willing to pay for luxury on the Upper West Side, I’m pretty sure I wouldn’t do so for a unit on one of its busiest and noisiest intersections.

    • I completely agree. On the other hand, if you want new construction in the neighborhood you don’t have tons of options.

      • There are many new buildings in the neighborhood, and a fairly banal new building is rising to the west, along the blank wall, on the site of the substation. It is boxy. The cantilever is TERRIBLE over the McDonalds leaving a pigeon alley….and yes, something less boxy, and maybe taller with set backs, would have been better at this location, with a chamfer at the corner because of the busy sidewalk intersection.

      • As J points out there are at least six new condos under construction or recently finished in the immediate neighborhood so yes, there are options. On or within a block of Broadway they’re at 103, 95, 93 (two buildings), 91, and 87.

  4. Hopefully more new construction in the 90’s and 100’s.
