Permits have been filed to expand a one-story storage structure into a four-story residential building at 374 Classon Avenue in Clinton Hill, Brooklyn. Located between Greene Avenue and Clifton Place, the lot is two blocks from the Classon Avenue subway station, serviced by the G train. Arie Bar Chaim of Brooklyn AZ Inc. is listed as the owner behind the applications.

The proposed 50-foot-tall development will yield 5,898 square feet designated for residential space. The building will have seven residences, most likely rentals based on the average unit scope of 842 square feet. The masonry-based structure will also have a cellar, a 37-foot-long rear yard, and one enclosed parking space.

Saleh & Associates is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.

  1. I’d say they are gaming the approval system calling this an “expansion”.

    • Many of these “expansions” stretch credulity. The DOB has to know. If i understand it correctly as long as the four walls ofthe original structure remain, even if they are completely buried inside the new structure with a conpletely ne footprint, they can avoid sone of the expense of permitting for ground up construction. Someone correct me if this is wrong.

For a particularly heinous example of a vertical extension check out the trainwreck at 2019 Union St.

I think it’s just one wall that has to remain standing, at least in residential-zoned areas that’s the rule.
