The affordable housing lottery has launched for 597 Marcy Avenue, a six-story residential building in Bedford-Stuyvesant, Brooklyn. Designed by Nuan Design and developed by Moses Karpen under the Marcy Vernon LLC, the structure yields 20 residences. Available on NYC Housing Connect are seven units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $62,675 to $187,330.
Units come with washers and dryers, hardwood floors, intercoms, smart controls for heating and cooling, name-brand kitchen appliances, countertops, and finishes, and patios or balconies. Residents will also have access to an elevator, outdoor terrace, and a rooftop terrace. Tenants are responsible for electricity.
At 80 percent of the AMI, there is one studio with a monthly rent of $1,730 for incomes ranging from $62,675 to $85,440; one one-bedroom with a monthly rent of $1,846 for incomes ranging from $67,063 to $96,080; and two two-bedrooms with a monthly rent of $2,198 for incomes ranging from $80,126 to $115,280.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,310 for incomes ranging from $79,200 to $156,130; and one two-bedroom with a monthly rent of $2,791 for incomes ranging from $95,692 to $187,330.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 24, 2022.

It’s complete and utter design incompetance. I’m not saying this to be a smart ass but I genuinely do not understand how some of these practicing architects even graduated from their respective architecture programs. Some, like this and virtually every new building by Badaly or Caliendo in the Bronx exhibit such horrifying mind numbing thoughtlessness that it leaves me almost speechless. They actually seem like they do not know what they are doing. What a sad and scary notion.
