The affordable housing lottery waiting list has launched for Waterside Plaza, a complex with five mixed-use buildings at 10, 20, 25, 30, and 40 Waterside Plaza in Kips Bay, Manhattan. Owned by Brookfield Asset Management as of 2021, the structure yields 1,470 residences. Available on NYC Housing Connect are 26 units for residents at 130 and 160 percent of the area median income (AMI), ranging in eligible income from $86,606 to $264,800. New tenants get one month rent free.
Amenities include access to the Lewis Davis Pavilion with seating areas and Wi-Fi; a children’s playground with splash fountains; a three-level health club with a seven-lane indoor heated pool, two training floors, cardio center, live class studio, locker rooms with saunas, and an outdoor sundeck; pet-friendly policies; garage; bike storage lockers; shared laundry room; media room; party room; business center; outdoor terrace; doorman; on-site resident manager; and community events and classes. Units come equipped with air conditioning and energy-efficient appliances. Tenants are responsible for electricity, which includes electric heating.
At 130 percent of the AMI, there are two studios with a monthly rent of $2,428 for incomes ranging from $86,606 to $138,840; six one-bedrooms with a monthly rent of $2,593 for incomes ranging from $92,675 to $156,130; five two-bedrooms with a monthly rent of $3,088 for incomes ranging from $110,640 to $187,330; and one three-bedroom with a monthly rent of $3,547 for incomes ranging from $127,406 to $215,150.
At 160 percent of the AMI, there is one studio with a monthly rent of $2,896 for incomes ranging from $102,652 to $170,880; six one-bedrooms with a monthly rent of $3,094 for incomes ranging from $109,852 to $192,160; four two-bedrooms with a monthly rent of $3,689 for incomes ranging from $131,246 to $230,560; and one three-bedroom with a monthly rent of $4,240 for incomes ranging from $151,166 to $264,800.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than January 12, 2023.
