Construction is complete on 540 Waverly Avenue, a nine-story residential building in Clinton Hill, Brooklyn. Designed by Kutnicki Bernstein Architects and developed by The Daten Group, the 117,000-square-foot structure yields 135 rental units spread across 91,000 square feet with 41 residences reserved for affordable housing, 52 parking spaces, and 6,000 square feet of ground-floor retail space. The property is located at the corner of Waverly and Atlantic Avenues.
Construction had recently topped out on the reinforced concrete superstructure at the time of our last update in July of 2021, and the building stood covered in scaffolding as framing work progressed for the window grid. Recent photos show the exterior almost fully complete, with a façade composed of a mix of brown brick and dark brown metal paneling surrounding floor-to-ceiling windows. Several setbacks on the upper levels are lined with metal railings for outdoor terraces. Only a few finishing touches remain, including on the canopy over the main entrance along Waverly Avenue.
The retail frontage features extra large windows and appears ready to be leased.
A few portions of the exterior feature small cantilevering corners shaped by the angle of the street below.

Units come equipped with stainless steel appliances, white oak hardwood flooring, quartz countertops, washers and dryers, and floor-to-ceiling windows. Amenities include pet-friendly policies, bike storage lockers, a fitness center, a tenant lounge, a package room, a shared laundry room, concierge service, and an outdoor rooftop terrace with grills and a sundeck.
The nearest subways are the A and C trains at the Clinton-Washington Avenue station to the north. Also nearby is the Atlantic Avenue-Barclays Center station with access to the B, D, N, Q, R, 2, 3, 4, and 5 trains and the Long Island Rail Road.

that area is not that bad, and the area is rapidly changing, Bergen bagel around the corner on fulton street my favored, hopefully there will be good amount of lowincome units, we already know a large amount of units will be high income, but lets see
