Foundation work has begun at 45-19 Davis Street, the site of a 21-story residential building in Long Island City, Queens. Designed by Jon Yung of MY Architect PC and developed by Tom Wu under Davis Street Development LLC, the 229-foot-tall structure will yield 62,001 square feet with 82 units averaging 750 square feet, as well as 489 square feet of commercial space. Warner Construction is the general contractor for the property, which is located on an interior plot bound by Pearson Street to the northeast, Jackson Avenue to the northwest, and Davis Street to the southwest.

At the time of our last update in July 2022, the plot had been cleared and machinery sat idly awaiting the start of work. Since then, excavation has nearly completed and crews are in the process of forming the reinforced concrete perimeter walls as the site fills up with a network of steel rebar for the floors, columns, and walls. Based on the pace of progress, 45-19 Davis Street could begin to rise above street level near the end of spring and top out by the end of 2023. King Contracting Group will be in charge of installing 27,500 square feet of bricks and 27,500 square feet of EIFS panels.

The new exterior rendering in the main photo shows the building clad predominantly in gray brick surrounding a grid of floor-to-ceiling windows. The structure rises from a multi-story podium and incorporates a setback on the northwest end that will be topped with a roof terrace. A darker metal paneling system with narrower windows runs down the centerline of the edifice, adding contrast to its appearance. This section will contain the elevators, egress staircases, and MEP and extends to the mechanical bulkhead. The top floor on the southeast corner has a larger ceiling height and appears to have a private balcony.

YIMBY last reported that 45-19 Davis Street will also feature a cellar level, a 31-foot-long rear yard for residents, and 12 enclosed parking spaces. The nearest subways are the 7 and G trains at the Court Square station and the E and M trains at the Court Square-23rd Street station.

An anticipated completion date of summer 2024 is posted on the construction board.

  2. Another dismal Chinese bugman building. Like lots of these developments, it will probably stop and start construction over and over, and clog up the street for five years. Except nobody really goes down that street.
