26-38 Jackson Avenue in Long Island City, Queens via NYC Housing Connect

The affordable housing lottery has launched for 26-38 Jackson Avenue, a 49-story residential building in Long Island City, Queens. Designed by SLCE Architects and developed by American Lions, a joint venture between Fetner Properties and NY Lions Group, the structure yields 363 residences. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $56,880 to $240,750.

Amenities include a doorman, on-site resident manager, pet-friendly policies, a dog washing station, bike storage lockers, a shared laundry room, common area Wi-Fi, package lockers, concierge, gym, media room, party room, recreation room, business center, children’s playroom, and outdoor spaces including a rooftop terrace. Residences are equipped with washers and dryers, air conditioning, charging outlets with USB ports, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 70 percent of the AMI, there are three studios with a monthly rent of $1,548 for incomes ranging from $56,880 to $87,010; three one-bedrooms with a monthly rent of $1,653 for incomes ranging from $61,029 to $97,860; four two-bedrooms with a monthly rent of $1,971 for incomes ranging from $73,406 to $117,390; and two three-bedrooms with a monthly rent of $2,266 for incomes ranging from $84,960 to $134,820.

At 90 percent of the AMI, there are three studios with a monthly rent of $2,015 for incomes ranging from $72,892 to $111,870; three one-bedrooms with a monthly rent of $2,154 for incomes ranging from $78,206 to $125,820; four two-bedrooms with a monthly rent of $2,572 for incomes ranging from $94,012 to $150,930; and two three-bedrooms with a monthly rent of $2,959 for incomes ranging from $108,720 to $173,340.

At 120 percent of the AMI, there are five studios with a monthly rent of $2,716 for incomes ranging from $96,926 to $149,160; five one-bedrooms with a monthly rent of $2,905 for incomes ranging from $103,955 to $167,760; seven two-bedrooms with a monthly rent of $3,473 for incomes ranging from $124,903 to $201,240; and four three-bedrooms with a monthly rent of $4,000 for incomes ranging from $144,412 to $231,120.

At 125 percent of the AMI, there are 16 studios with a monthly rent of $2,832 for incomes ranging from $100,903 to $155,375; 16 one-bedrooms with a monthly rent of $3,030 for incomes ranging from $108,240 to $174,750; 22 two-bedrooms with a monthly rent of $3,623 for incomes ranging from $130,046 to $209,625; and ten three-bedrooms with a monthly rent of $4,173 for incomes ranging from $150,343 to $240,750.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 21, 2025.
