Designed by Sandor Weiss of Gelu Durus Musica and developed by Hershel Spitz in 2005, the structure yields eight residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $103,475 to $156,130.

Amenities include pet-friendly policies, a shared laundry room, common area Wi-Fi, rooftop terrace, gated access, recycling center, and virtual doorman. Residences come with dishwashers, energy-efficient appliances, air conditioning, hardwood floors, charging outlets with USB ports, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for gas and electricity.

At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $3,018 for incomes ranging from $103,475 to $156,130. Two months concession is offered on first-year leases.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 21, 2023.

  1. another sad joke to call this affordable housing.
    This is INCOME LINKED housing for upper income people only and not affordable to low income people.
    We have a housing crisis for low and middle income people in NYC
    The multi millionaire developer took advantage of 421A to get a NyS taxpayer subsidy to build this crap.
    At 130 percent of the AMI, there are three one-bedrooms with a monthly rent of $3,018 for incomes ranging from $103,475 to $156,130. Two months concession is offered on first-year leases.

  2. Oy Hershel. Why didn’t you just match the architecture of the building on the right – buff brick, double hung windows of good proportions, a small amount of classical detailing….and you would have had a decent building instead of the terrible building you have placed on G-d’s earth!
