AMS Acquisitions has revealed renderings for a two-tower rental development at 41 Buena Vista Avenue in Yonkers, New York. Plans are now in front of the Yonkers Planning Board and specify the creation of 873 apartments, 4,000 square feet of retail space, and 889 parking spaces.

As illustrated in each rendering, the residential towers will rise from a shared six-story podium. The façade of the structure appears to primarily comprise reflective glass and red cladding, though it is hard to tell from the initial renderings. The podium and the parapets of the towers are shown topped with green terraces.

The development site spans around 1.1 acres and overlooks the Hudson River and the Yonkers Metro-North station. While demolition and clearing of the site was been completed in 2017, construction for the new property has not broken ground.

Total construction costs are estimated at $425 million.

  1. Wow… I hope this happens and the Yonkers nimbys don’t get this cut by 70%.

  2. Bruh what is this parking? Almost a 1000 parking spots is climate arson

    • Yonkers is not a large urban area, residents will own cars and many will have two while very few (if any) will have none. So in reality, 1,000 may not be enough.

      • Not true. This is next to the train station and a few blocks from Getty Square, which is the bus hub for the city. There are buses arriving every minute all day. It is very easy to use transit to get into the city and other parts of Yonkers and Westchester. It’s a walkable neighborhood. There is significant new development around the waterfront, but overall this area of Yonkers is mostly poor and tons of people here get around every day without cars.

        The area is comparable in demographics and urban form to parts of Brooklyn and Queens that have much lower parking requirements. The City of Yonkers has very high parking requirements compared to the city, and people in Yonkers don’t believe that they can attract well-off residents without providing tons of parking. But the neighborhood is not suburbia. Car ownership rates are similar to similar neighborhoods in the outer boroughs. You’re projecting your own opinions and desires instead of looking at the facts.

      • Getty Square has a WalkScore of 95, the best in Westchester County. The whole area is as dense as Brooklyn where lots of people exist without a car. All that parking will just mint drivers who will not walk nearby streets, hurting retail. As Getty Square is also a bus hub, there are tons of buses arriving all the time connecting to the subway and other parts of Westchester. Parking mints drivers, not walkers and transit users.

  3. Good news for Yonkers. Easy walk to the train. If only Long Island would notice.

  4. More parking spaces than apartments…and right next to a train station? Why?

    • Because most people living outside the city have a car. In fact, the average in NY is 1.5, which this building can’t accomodate with just 1,000 spaces.

      So new question, why should you care? I’m sure they’ll sell you a unit even if you don’t have a car. Who knows, you might get a discount.

      • Because all those parking spaces add to the overall cost of the units. All those above-ground spaces could be apartments, adding supply.

    Glad this is in Yonkers.
    But, yeah, that ridiculous parking garage is simply criminal.

    • Since when is owning a car criminal? The average family in NY own 1.5 cars, so 1,000 spaces for 873 residences is low, not high. This is Yonkers, not New York City.

  6. I’m not against development, but those tall towers blocking the river is not smart for the overall city’s development. AMS owns this site AND the bigger one on Chicken Island. They should make the Chicken Island ones taller, and these lower, to maximize the river views for everyone. Having the view of the river and Palisades blocked will devalue the other developable sites.
