Construction has topped out on 90Ninety, a sprawling 12-story mixed-use building at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman for New York-based developer BRP Companies, the 715,000-square-foot structure will yield 614 rental apartments, 25,000 square feet of retail space, a 5,000-square-foot community facility, and 284 sub-grade parking spaces.
“We’re thrilled to be celebrating 90Ninety’s topping out as we are one step closer to bringing the project to final completion,” said BRP co-founder and managing partner Meredith Marshall. “Once complete, 90Ninety will serve as another contributor to the vibrant culture and rapid growth being seen across the Downtown Jamaica community and we’re thrilled to be playing a role within the neighborhood’s continued evolution.”
The mix of apartments will range from studios to two-bedroom floor plans, including 185 affordable housing units. The latter will be reserved for residents earning 80 percent and 130 percent area median income.
All tenants will have access to 15,000 square feet of amenity spaces, including a fitness center, a rooftop lounge, coworking space, an outdoor courtyard, a half-basketball court, a children’s playroom, and pet cleaning stations.
Skycore Builders, the project’s general contractor, began construction last summer and is on track to wrap by July 2025. Total construction costs hover around $378 million.
