Work is progressing on 160 Water Street, a 29-story office-to-residential conversion and expansion in Manhattan’s Financial District. Designed by Gensler and developed by Vanbarton Group, the project involves the construction of five floors atop the parapet of the 24-story structure and the conversion of its 525,000 square feet of office space to yield 588 rental units in studio to two-bedroom layouts. The overhaul, which is being carried out with a $272.5 million loan from Brookfield Real Estate Financial Partners arranged by Cushman & Wakefield, will also include upgrades to building infrastructure, renovated lobby and common spaces, and the construction of a suite of amenity spaces. Collaborative Construction Management is the general contractor for the property, which is located at the corner of Water and Fletcher Streets.
Recent photographs show the steel-framed expansion topped out above the former roof of 160 Water Street, with stacks of CMU bricks sitting in preparation for the formation of its walls. The conversion also involved the replacement of the structure’s mid-century façade with a modern enclosure featuring operable windows with white spandrels and mullions, which is now complete. In addition, the project created three voids across the massing to eliminate floor area that was unsuitable to residential use, and a mid-level mechanical floor will be infilled to become a residential floor.
Residential amenities will include a landscaped communal rooftop terrace, a fitness center, coworking space, dining areas, bike storage, a bowling alley, a spa, and other spaces to be announced by Gensler. Forty-five percent of the apartments will also include a home office.
The two exterior renderings below depict the rooftop terrace and the new upper expansion clad with floor-to-ceiling windows framed with gray rectangular stone slabs and black metal paneling. Metal railings line the edge of each new floor.
The property is located in close proximity to the Fulton Street station, which offers access to the A, C, J, Z, 2, 3, 4, and 5 trains. Further west are the E, 1, and PATH trains at the Oculus at the World Trade Center, and the R and W trains at the Rector Street station along Greenwich Street.
160 Water Street’s anticipated completion date is slated for September 2024, as noted on site.

Oh wow! This is an amazingly fascinating project. Big floor buildings like these aren’t supposed to work for residential conversions.
The new exterior easily passes for a mid-century original, although it would have nicer to keep the dark bronze color.
Does anyone know where a typical floor plan can be found? This project proves that our new glut of commercial space can be converted into the thing we need the most, more housing units.

I’m not a resident of NYC, and wondering as these office to residential conversions take place, are there local grocery stores, and other small businesses to support all these new tenants, in the financial district? I’d hate to have to travel multiple blocks just for food! 🤔
