Permits have been filed to expand a two-story structure into a four-story mixed-use building at 106 Graham Avenue in Williamsburg, Brooklyn. Located between Seigel Street and McKibbin Street, the lot is near the Montrose Avenue subway station, serviced by the L train. Oren Hakim is listed as the owner behind the applications.
The proposed 65-foot-tall development will yield 7,500 square feet, with 6,929 square feet designated for residential space and 570 square feet for commercial space. The building will have nine residences, most likely condos based on the average unit scope of 1,004 square feet. The steel-based structure will also have a cellar and a 35-foot-long rear yard.
Wu “Woody” Chen of Infocus Design and Planning is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.
