Permits have been filed for a 38-story mixed-use tower at 95 Rockwell Place in Fort Greene, Brooklyn. Located between Lafayette Avenue and Fulton Street, the interior lot is in walking distance of the Atlantic Avenue -Barclays Center subway station, serviced by the 2, 3, 4, 5, B, D, N, Q, R, and LIRR trains at Atlantic Terminal. Charney Companies is listed as the owner behind the applications.

The proposed 418-foot-tall development will yield 167,679 square feet, with 135,111 square feet designated for residential space and 32,568 square feet for commercial space. The building will have 158 residences, most likely rentals based on the average unit scope of 855 square feet. The concrete-based structure will also have a cellar.

Fogarty Finger is listed as the architect of record.

Demolition permits were filed in August for the five-story building on the site. An estimated completion date has not been announced.

    There’s no reason this historic facade cannot be retained for the new tower above. I’m starting to not like the building boom in Brooklyn, which is destroying what it was. Indifferent government bureaucrats could change this, but that would require a slight bit of effort.

  4. Absolutely could have been a hotel. With the drop in available Airbnb options in the area demand for hotel rooms near brownstone Brooklyn is bound to increase. Either way, I’m glad there’s finally movement on the site and the increase in density is welcome. We’re getting close to the point where the area is built out. The hospital campus on DeKalb/ Ashland can support 2-3 more towers, but that’s about it under current zoning I believe.

    • I’d like to know where you live to say that sort of density is welcome. I live on the same block and the density for residents is out of control.

  5. With over 2,500 new units currently being built within a 3 block circle and no improvements to subway, traffic and the like, I wish this could have been mixed so some would be transient and less likely to use the same services residents use.
