Preliminary renderings posted at a construction site in Prospect Lefferts Gardens, Brooklyn are the first to reveal a new, two-building multifamily development. The project is being developed by CroxDale Real Estate and will comprise two adjacent structures at 625 and 633 New York Avenue.
Both buildings are designed by John Sunwoo of Palette Architecture and will feature a dark grey masonry facade with red accents.
When complete, the building at 625 New York Avenue will comprise around 43,000 square feet. The smaller building at 633 New York Avenue will comprise 28,500 square feet. Together the development will yield 45 apartments, plus a 28-vehicle parking garage housed in the larger structure.
The smaller building will be six stories tall, while the larger will be seven stories at its highest point. Both buildings will feature a series of setback volumes that make room for communal outdoor space, private terraces, and green roofs to improve energy performance.
The building team has not released an anticipated date of construction, nor if the apartments will be marketed as rentals or condominium homes.

Given the developer’s history in the neighborhood and the average sqft per unit bumping up against 1000, I’d wager this is going to be condos.
