Permits have been filed for a six-story mixed-use building at 25-81 31st Street in Astoria, Queens. Located between 28th Avenue and Astoria Boulevard, the lot is within walking distance of the 30th Avenue subway station, serviced by the N and W trains. Tomas Machiavello of Freres, Inc. is listed as the owner behind the applications.
The proposed 65-foot-tall development will yield 9,849 square feet, with 8,725 square feet designated for residential space and 1,124 square feet for commercial space. The building will have ten residences, most likely rentals based on the average unit scope of 872 square feet. The concrete-based structure will also have a cellar and a 46-foot-long rear yard.
Arias Architecture is listed as the architect of record.
Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.
