Permits have been filed to expand a two-story structure into a six-story mixed-use building at 28-46 31st Street in Astoria, Queens. Located between 30th Avenue and Newtown Avenue, the lot is steps from the 30th Avenue subway station, served by the N and W trains. Demetri Belesis of Westside Markets is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 7,777 square feet, with 6,280 square feet designated for residential space and 1,496 square feet for commercial space. The building will have nine residences, most likely rentals based on the average unit scope of 697 square feet. The concrete-based structure will also have a cellar and a 30-foot-long rear yard.

Harriet Nikakis of HCN Design is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for an expansion. An estimated completion date has not been announced.
